           Dear Clients,

          Following the big interest about the prices and receiving to much e-mails form abroad we try to explain how to calculate the approx price for your project..

Final price for one house include
:
- amount for projecting

- amount for receiving the building permission
- amount for preparation of the plot
- amount for preparation of the base ( foundation) and connection with water supply and sewerage
- amount for production, transportation and assembling the house
- amount for registration the house
- amount for furniture and internal design.

- amount for projecting - In every country there are different standards. Following our practice we can say that the best way is every client arrange the project with a local architect and together with him to prepare the main idea about the house. Usually the design change two or three times and after that you send the drawings to us. Our civil engineers and technologists will check the house and we will return if we have some suggestions. The next step will be to prepare the estimate calculations following a list of all yours and architect requirements. This service cost 100 euro per model and the amount never cover the work of our specialists but this way we try to reduce non serious clients. If the price is acceptable you together with your architect prepare all necessary documents and drawings to go to Government office and wait to receive the building permission.

- amount for receiving the building permission-  The amount depend on the country and in some region is different than the others. Please check this in local Government office near to your plot..

- amount for preparation of the plot - If you buy a new land you need to arrange the procedure to mark the plot, and after that to prepare the water supply and sewerage, TV cable, natural gas, telephone and etc. The good prepare infrastructure will save money in the future. In some countries they insist to prepare the project for external infrastructure. Please check  this in your local Government office near to your plot. When you have all available infrastructure its time to go to the next step.

- amount for preparation of the base - We can not this job in all countries because we have to staff ready to do this job everywhere. The best way is to speak with your architect about building company which work with cement and bricks. The drawings which were prepared from the architect have a part for base and water supply and sewerage. The good prepare base ( without very big deviation) will decrease time for assembling process. Please be very careful about the exact dimensions of the house. In our practice we see the base which were different with more than 5 cm from the drawings. So we suggest to arrange this process with a specialist. During the base preparation the water pipes have to be fix in the cement. The same situation is with sewerage pipes.

- amount for production of the house - This part will be very big so we try to decrease the total volume of our explanation. We export houses for Greece, Cyprus, Austria and France. We have a list of special requirements for the customer in every country. For example in south country prefer Aluminum windows and doors, ceramic floor and roof tiles and etc. In EU country prefer wooden windows and doors, parquet and etc. We can not say exactly unit price because we will make a mistake. The most ordered house this unit price is around 250 - 270 euro per sq. m If the client order additional element like bathroom equipment, kitchen furniture, fireplace, lamps and etc. the price rise around 300-320 euro per sq. m. The price is for production only. We have to add the cost for transportation. For Cyprus only we use containers. For other country the best way is by trucks, so the transport charges are around 5-6 % of total amount of the house like materials. The most important think is that in one 40 " container or 13 m truck we can load around 70 sq,. m house. So for country near to Bulgaria one truck cost around 1000 euro. For France, Spain and UK the cost rise to 3000 - 3500 euro/truck. So your total area of the house you have to divide by 70 and you can receive the number of the trucks. After that to multiply by cost per truck and receive the total amount for transportation. If it snot very difficult and we hope that you understood it clear. The next part of the amount is the assembling process. During the assembling process we need a flat or house where the group can sleep and live. The best idea is to rent a place near to the building site. Sometime it is not possible so the client rent a car. If some countries the procedure is very simple and the assembling group have to go to the police and registered there. In other country (never mind that all country are in EU) they need additional medical test plus additional cost for visa and guarantee that these persons will live the country after 90 days. Please check this rules in your local Police department or Immigration office. This cost we can not say how much will be. The price for assembling depend on the volume of finishing process. The value is from 40 to 100 euro per sq. meter and we say again depend on the total work volume. If we make calculation the final price for the house is between 300-450 euro per sq. meter. We keep rights to make calculation for every house before we send an exact price for the client.

- amount for registration the house - When the house is ready, you have signed the contract with local electricity company, water supply company, gas company and etc you have to go to the Government office and registry the house. In some country they ( Government officers ) check the house. In some place they sign without no tests. Please ask your local office for the details. Of course is they check or have to sign some document they ask for some amount. So the house is ready to be used.

- amount for furniture and internal design - The clients buy from Bulgaria kitchen furniture, bathroom equipment, lamps, bedrooms furniture and some small items for their future house. We can arrange these goods to be transfer together with house with separate invoice so you can custom clearance them independent from the house. As a house we buy these good from our local market, some of them we order from importers but finally you receive them together with a house. When you prepare the design of the house and when you come to see us and our production we can together visit different shops so you can see the exact models.
